Character

Jefferson-Chalmers combines an extraordinary asset — direct Detroit River waterfront access with marinas and boat slips — with the challenges of deep disinvestment from the post-WWII period. The housing stock is 1910s-1930s brick construction, varied in condition from fully rehabilitated to requiring significant work. LISC Detroit and city programs have channeled targeted investment into the neighborhood. The commercial corridor along East Jefferson is gradually reviving with independent businesses. The neighborhood is on the frontier of Detroit's east-side revival.

History

Jefferson-Chalmers was developed in the early 20th century as a working-class waterfront neighborhood for Detroit River-area industrial workers. The neighborhood experienced severe disinvestment beginning in the 1960s as white flight and auto industry contraction depopulated the east side. LISC Detroit designated Jefferson-Chalmers as a Strategic Investment Zone and has directed significant capital into commercial corridor improvements and housing rehabilitation beginning in the 2010s.
